Final planning permission for the redevelopment of the Ferrier Estate was granted on 24 June 2009. This will be one of the largest regeneration projects in London, outside the Olympic Park.
Planning permission
The planning application outlined in the Kidbrooke Masterplan includes:
- 4,000 new mixed tenure homes
- about 300,000 square feet of commercial and retail space
- a new primary school
- new community facilities
- integrated healthcare facilities
- sports pitches and leisure facilities
- new transport interchange
- eight hectares of new public open space.
Phase 1
The Council has also given the go-ahead to detail proposals for Phase 1 of the regeneration on the site east of Sutcliffe Park. This will include 449 houses and apartments comprising:
- 220 for private sale
- and 229 affordable homes (a mix of social and intermediate rental, shared equity and discount market sale).
Building started in September 2009. This would enable the first residents to move in in 2010.
Phase 2 and 2A
Proposals for Phase 2 and Phase 2A were presented to the public in July 2009 for a detailed planning application to be submitted in the autumn of 2009.
Berkeley Homes held further public exhibitions on the proposals in October 2009. Plans are currently with the Council and are likely to go to Planning Committee in February 2010.
Demolition
Contractors have completed the demolition of a number of vacant blocks on the estate.
The demolition works contract requires the contractor to make good the cleared areas with grass areas. Buildings demolished were:
- the Green Hut on Tudway Road
- the Old People's Block (73 to 84 Tudway Road)
- 68 Elford Close
- 38 to 49 Ebdon Way
Current demolition includes the three vacant blocks on Pinto Way, Sterling House, Sala House and Clegg House.
The demolition is the first outward sign that the redevelopment of the site is now under way. This will be one of the largest regeneration projects in London, outside the Olympic Park.
Thomas Tallis School
Under the Building Schools for the Future programme, Thomas Tallis Secondary School is being rebuilt. Rebuilding of the school will be an integral part of delivering the vision for the area.
A larger extended school will cater for the educational needs of the new and existing community. It will also provide shared sports and recreational activities.
