What you pay

 
There is a charge, which you can pay by cheque, that should be sent with the application. This charge is paid in two stages under the full plans route and as one payment under the building notice route. The charge is the same in both cases.

Building control is a legal process that is open to competition. As such, our charges must cover the cost of providing the service, without any subsidy.

There are three charging groups.

  • New houses or flats up to three storeys
  • Small buildings and extensions
  • Everything else

Reductions and exemptions

Your work may fall in more than one group and therefore have more than one charge. Check the notes to our fees schedule, as special reductions may apply.

There are also charging exemptions for certain works related to installing cavity wall insulation and providing facilities solely for disabled people.

Large commercial works

Some work carried out on very large commercial or very high office/residential buildings is subject to controls that operate in London only. Building control charges for this work are set out separately in the London Building Acts legislation.
